a lender and getting a commitment to a specific loan amount eliminates
guesswork and increases your leverage when making an offer. This
is where the old adage "Money Talks" comes into play.
If you can eliminate the financing contingency in the contract to
purchase, the Seller will be more disposed to negotiate on price
and terms. There are many lenders who want your business and this
